Here are some common flat roof leak repair methods we use:

  1. General Repairs: Our preferred method of repair is to use the proper manufacturer’s materials and meet or exceed their specifications for the required roof repair. We strive to use top of the line products for everything and only deviate when the roof system is failing or per request.
  2. Roof Coating: If the roof surface is in poor condition or is a coated roof system, a roof coating can be applied to the entire roof surface to buy some time and/or reseal the roof. The coating adds a new waterproofing layer and allows for more time to budget for a proper new roof system.
  3. Patching: If the leak is caused by a small puncture or tear, a patch can be applied to the damaged area. The patch is often made of the same material as the roofing system and in most cases will last as long as the roof system.
  4. Flashing Replacement: If the leak is caused by damaged or deteriorated flashing around a roof penetration or edge, the damaged flashing can be removed and replaced with new flashing. The new flashing will meet or exceed the manufacturer’s specifications and will generally outlast the roof system.
  5. Roof Replacement: If the roof is severely damaged or has reached the end of its useful life, a full roof replacement may be necessary. This involves a thorough investigation of the existing roof system and will require time to discuss the right roof for your needs/situation.
